The Requirements
Kin Dental needed to create a modern dental space that could accommodate four operating rooms within a small, 100sq m empty shell on the second floor of an old canning warehouse in Rosebery, Sydney. They faced various challenges, such as the inability to run the dental chair drainage recessed within the existing floor. The plant room required special noise dampening as part of the fitout to reduce noise pollution in the building. Finally, the building is also heritage listed, so the fitout had to be specially designed and planned to meet Heritage requirements such as the inability to fix anything to the heritage wall on the back of the tenancy. The client desired a contemporary ambiance that exuded warmth and charm, veering away from the typical clinical atmosphere of a dental practice.
The Design
We worked with our in-house dental consultant, builder and dental equipment specialists to come up with a design that would fit four operating rooms within the limited 100m² space.
The team had to get creative with their design. We designed an intelligent raised false floor drainage system throughout the dental practice to resolve the inability to run drainage through the floor. We installed high-end soundproofing in the plant room walls, floors and ceiling to minimise noise, and future-proofed the space for new equipment that could be installed later.
The design incorporated false walls to meet heritage building laws so as not to interfere with the existing structure.
The stunning warm design was brought to life in collaboration with the client and our specialist dental fitout designer.
The Build
Throughout the build stage, the team worked after hours to minimise noise in the shopping center and ensure that the dental fitout was completed on schedule. The careful and considered expertise of our dental fitout design team made the build stage a breeze and seeing the dental fitout come together was something that the owner Dr Liang was seriously impressed at. During the build we worked with the client to include additions to the original design. This pragmatic and flexible approach was important to Dr Liang as he felt confident that our process allowed for on-the-fly changes as he saw fit.
The Result
The project was completed in 3 months and 5% under budget, which required working after hours to ensure timely delivery. The result was a aesthetically beautiful combination of wood and warm tones scattered throughout various design aspects of the entire floor space and dental rooms.
